崗位職責:
1.Prepare the annual budget and forecast and control the operation capital transfer.
負責物業(yè)的年度預算工作,財務收支計劃、資金運作。
2.Keep good relationship with Tax Bureau, Industrial and Commercial Bureau, Statistic Dept and accomplish annual inspects.
負貢協(xié)調(diào)與稅務局,工商局,統(tǒng)計局等相關(guān)部門的工作,完成各項年檢工作。
3.In charge of the audit affairs of the jurisdiction of the property.
負責所管轄物業(yè)的年度審計工作。
4.Review the reports requested by our Group or Owner such as Final Settlement of Account, Financial Situation Statement and also send them these reports in time Meanwhile report to Group and Owner the specifications about variances between budget/forecast and actual, the achievements of cost control and cash position.
審核并及時報送集困和業(yè)主方的各種會計報表.年度決算報告和財務情況說明書,并報告公寓財務狀況和經(jīng)營成果,提交有關(guān)預算執(zhí)行情況、成本控制和現(xiàn)金流量的分析,及時匯報重大經(jīng)營問題。
5.Cooperate with other departments or other tasks.
協(xié)助其它部門完成相關(guān)的工作及領(lǐng)導交辦的任務。
6.Support RM to monitor daily operational cost.
協(xié)助物業(yè)經(jīng)理對日常運營費用進行藍控。
7.Supervise, train and assess staff in the department and develop staff with potential.
對部門人員進行業(yè)務技能監(jiān)督培訓考核,并培養(yǎng)有潛力員工。
任職資格:
1.Degree or above.
大學以上學歷。
2.Lead a 2-3 subordinates' team.
能帶領(lǐng)2-3人的團隊。
3.With good management capability in finance. Soundness of judgment in accounting and tax affairs.
財務管理能力較強,對于會計帳務處理,稅收方面分析判斷能力較強。
4.Keep good relations with tax bureau and keep updated.
與稅務局保持經(jīng)常的溝通,從而獲知最新的財稅政策。
5.Excellent oral and written communication skills in English.
優(yōu)秀的英文口話及書寫溝通能力。
6.Good communication skill & team worker.
良好的溝通能力及團隊合作精神。
